Environmental Site Assessments (ESA) are conducted when properties are acquired, developed, refinanced, or divested. Phase I assessments involve systematic historical research, regulatory database searches, and structured site reconnaissance designed to identify Recognised Environmental Conditions (RECs) — indicators of potential or actual releases of hazardous substances that may require further investigation. Where Phase I findings indicate RECs warranting investigation, Phase II assessments involve physical sampling of soil, groundwater, and soil vapour to characterise contamination, define its lateral and vertical extent, and quantify risk to human health, controlled waters, and the broader environment. ECOT's methodology aligns to ASTM E1527, ISO 14015, and applicable national guidance frameworks, ensuring that assessments satisfy the requirements of lenders, insurers, regulatory bodies, and transaction counterparties.

For operating industrial facilities, continuous environmental monitoring serves simultaneously as a regulatory compliance obligation and a proactive operational risk management tool. ECOT integrates with sensor networks and field monitoring equipment deployed for fugitive emission detection, stack emissions continuous monitoring, groundwater quality surveillance, landfill gas monitoring, and controlled water discharge tracking. Incoming monitoring data is processed in real time; the platform triggers threshold-exceedance alerts, generates traceable compliance event records, and produces the mandatory incident notifications and periodic monitoring returns required under environmental operating licences and sector-specific regulatory permits.
